The Site of 11,145m2 is currently developed with offices and factory buildings last used for production by Dylon – the fibre dye company. It is next to Lower Sydenham Railway Station within Bromley bordering with Lewisham. It is bounded to the west by a railway line, to the north by Station Approach, to the east by Worsley Bridge Road, and to the south by a recreation ground designated as the Metropolitan Open Land.
We have prepared a mixed-use development inspired by the image of books on a library shelf representing both party walls and varying building heights. Although predominantly a residential scheme with 149 apartments of which 30% are affordable accommodation, there will also be 6,884m2 of business premises. The proposed development will become a transition between the existing residential areas to the east and the business-industrial uses to the west. It will enhance the urban character of the area and provide quality new home and employment accommodation with complimentary facilities including a local convenience store, café and a crèche in a highly accessible location.
Because the residential use was contrary to policy, the scheme was presented at a public inquiry early in 2010. The inspector took just three weeks to reach his conclusion and endorsed the design and mix of uses proposed. In the new austere economic climate, the scheme is likely to proceed as apartments for rent.
